In short

We are about to launch a new and radically sustainable hotel concept: The Usual. It will be a purpose-led, pan-European chain designed for sustainability, comfort, and affordability. At this early stage we have four hotels to rebrand and several more in the final phase of purchase. Our first hotel will open early 2023. For our head office in The Hague we are looking for an Acquisition Analyst/Project controller to support our current projects from their acquisition phase, all the way down to the final handover to our operational teams. Your role

With major investments to be made in our (re-)development projects across Europe, we are looking for an analyst and control freak of sorts who knows the drill when it comes to Hotel Real Estate Development.

Together with our team of specialists (Acquisition, Development, Construction and Operations), you will prepare underwrites/business cases, with the associated detailed budgets and models, while reporting progress to our various stakeholders. During development and construction, you will monitor and report on budgets, costs and timing.

The role will involve occasional travel.

Job requirements

Your responsibilities

Analysis and underwriting

  • Competition analysis and collecting data for project analysis, including market research (STR, ADR, RevPar etc.).
  • Prepare and analyse profit and loss account for full operation of the target hotel, together with the Operations Team.
  • Determination of project costs (with Development and Construction Department) and of the procurement costs (with the Acquisition Team). 
  • Run the acquisition model in Excel and assist in investment memos to underwrite the project.


  • Assist in negotiations of the projects. 

Completion of transaction 

  • Assisting the due diligence and transaction team, in collaboration with our legal department
  • Prepare further underwrite/feasibility analyses for the project and making recommendations to the senior leadership team for advancing projects.
  • Support in meetings with investors and liaise with the Investment Committee.   
  • Support the financing process with banks and lenders.

Development and construction

  • Daily financial management of the project developments, including (financial) reporting in collaboration with the financial team.
  • Prepare and support the monthly reporting, budgeting, and forecasting of the development projects
  • Support the processing of complete, accurate, and timely information.
  • Preparing and maintaining pre-development budgets, development budgets, and construction costs.
  • Preparing project timelines and other project underwriting.


  • You must have a heart for sustainability and ESG.
  • You have affinity with real estate development (projects) and hospitality.
  • Management of data and finances comes as your second nature.
  • You have 3-5 years of financial experience in (hotel) real estate and/or hospitality.
  • You have knowledge of hospitality, finance, common industry KPIs and benchmarking reports (you are comfortable with terms such as P&L, OCC, ADR, IRR). 
  • Microsoft Office 365 skills are essential, you excel in Excel  
  • You are fluent in English (and preferably in Dutch).
  • Any additional major European languages just add more big pluses.
  • You are an EU citizen or in possession of a valid work permit
  • Full-time availability and off-hour flexibility.
